Knowing what documentation you will need for your purchase is very important. Paperwork in Spain can be a lengthly procedure, for this we recommend working with a lawyer to ensure everything is done efficiently, saving you time and effort. If you have not yet selected your lawyer, we personally recommend Continental Consulting.
Now we have found your property, it is important that we pay a reservation deposit and take that property off the market. This can be between 3000€-6000€ depending on the property type and size. You and your lawyers will receive a reservation contract which will state the agreed dates to move forward to your PPC, allowing time for your lawyer to complete the due diligence process.
Your Private Purchase Contract (PPC) is the final stage before completion of your purchase. Within this contract you will agree to, and make payment of 10% of the purchase price of your property, less the deposit amount. This contract will also state the dates for completion of your sale.
Before the day of completion for your purchase, you will receive an appointment with the official Notary. This is when you will pay the final balance and receive the keys of your property.
